Mandarin Oriental - Building Overview

Building Location: Corner of Atkinson and Kapiolani Blvd 

​The Mandarin Oriental is the newest ultra-luxury 5-star mixed-use 36 floor tower that will consist of 125 hotel units and 99 residential units for sale. The building is headed by Salem Partners (LA based investment bank and wealth management firm) and will be designed by architectural firms [au]workshop and AHL (formerly Atchitects Hawaii LTD). The interior design was done by Dianna Wong Architecture + Interior Design and the restaurant spaces will be done by world famous Meyer Davis. Hart Howerton will be the landscape architect and LA based firm Fluidity will work with the architects for the property's water features. Residential units will start on the 20th floor going up to the 36th floor and prices will start from $3.5million going up to $20million. The unit breakdown of the building will be:

Overall, the location is centrally located and the building will have the finest amenities on the island. Residences at the Mandarin Oriental will find convenience being in the heart of town with easy access to the Ala Moana Shopping Center, Hawaii Convention Center, and will be just a short distance away to the beach, Ala Moana Beach Park, grocery stores, and Waikiki. The exact property address has not been established just yet as the project sits on several older smaller parcels which have been demolished and construction is expected to start shortly.

Mandarin Oriental - Amenities

Mandarin Oriental owners will be able to enjoy all the amenities offered to hotel guests as well as exclusive amenity areas just for the residences. The 2nd floor of the hotel will have Michelin Star restaurants, Chapel, Ball Room and terrace. There will be a 20,000 sq. ft. luxury spa on the 7th floor. The 8th floor will be the main hotel amenity deck with the fitness and pool area featuring a 72 ft pool, bar, and cabanas and lounge areas. The 9th floor will be an exclusive resident's floor featuring its own 58ft pool, bbq areas, indoor-outdoor terrace area, outdoor fire pit, movie theater, private dining areas, Karaoke Room, Club Lounge, Stationary Bike Studio, Golf Simulator, and Wine Fridge. The 19th floor plans to have a Michelin Star sushi restaurant and the 20th floor will be the hotel lobby.

Mandarin Oriental - REsidences

The Mandarin Oriental will feature 99 exclusive residences in the mix use condotel and prices will start at $3.5million. The lucky owners of these residences will own a unique piece of vertical real estate in Honolulu. Each and every unit incorporates a very open design blending classicism and modernity. The units use simple geometry and sparing use of color to draw more attention to the interior architectural work and stunning views of Honolulu. Owners will have a separate elevator apart from the hotel and according to Jim Ratkovich of Salem Partners, these 99 residences will not go into the hotel rental pool and will truly remain "exclusive."
